  • There is one room in a lot of Northwest Florida houses that has never been comfortable, and it is usually the same room.

    The bonus room over the garage sits above unconditioned space, terminates the longest duct run in the house, and frequently shares a thermostat with a room two floors away. Converted garages, sunrooms, additions, workshops, and primary suites at the far end of the house all present the same way.

    The reflex is to extend existing ductwork into the space. That frequently makes things worse. You add load to a system that was never sized for it, run duct through hot attic space to reach the farthest point in the house, and end up with a room that is still uncomfortable and a house that is now slightly worse everywhere else.

    A ductless head gives that space its own capacity and its own thermostat, with no duct losses at all. In this climate it has a second advantage most homeowners never hear about: inverter-driven ductless equipment modulates continuously and runs long cycles at low output, which is the operating condition that removes the most moisture.

    One check first. If that room has never been comfortable because a flex run is disconnected at the takeoff, a repair is the cheaper fix and we will tell you so before quoting equipment.

  • A single-zone system is one outdoor unit serving one indoor head. A multi-zone system is one outdoor unit serving several. Multi-zone looks obviously better on paper, and in some applications it is.

    There is a real limitation that rarely comes up at the point of sale.

    A multi-zone outdoor unit has a minimum output it cannot go below. When only one small head is calling and the load in that room is light, the outdoor unit cannot turn down far enough to match it. The result is short cycling, poorer dehumidification, and less comfort in exactly the low-load conditions where ductless normally performs best.

    Single-zone systems modulate further relative to their capacity, which means longer runs at lower output and better moisture removal. In a market where humidity is the actual comfort problem, that difference matters.

    How we approach it: for one or two spaces, single-zone systems frequently outperform a multi-zone despite the second outdoor unit. For four or five zones with limited outdoor space or appearance constraints, multi-zone makes sense, and sizing each head to its actual room load rather than rounding up becomes critical.

    Anyone quoting multi-zone without asking about the load in each room is skipping the part that determines whether you like it.

Condensate Drainage Decides How Many Service Calls You Get

This is the number one cause of ductless service calls in humid climates, and it is an installation decision rather than an equipment problem.

The indoor head produces a large volume of condensate. It drains by gravity through the same wall penetration as the refrigerant lines, and that drain must maintain continuous fall the entire way out. Any low spot holds water. Held water grows biology. The resulting blockage backs up into the head and then runs down your interior wall.

Where head placement makes gravity drainage impossible, a condensate pump is required. Pumps work fine and they become a maintenance item, with a float switch that eventually fails and produces the same result.

Head placement is the other half of it. Height, throw direction, and distance from obstructions determine whether the room is comfortable or has a cold spot and a warm corner. Placement also determines serviceability, because a head installed above a stairwell is a problem every time it needs cleaning, and ductless indoor units need real cleaning more often than owners expect.

Line set length matters too. Manufacturers specify a charge for a standard length with refrigerant added per foot beyond it. A system charged as though it had a standard line set underperforms, and on a long run it eventually damages the compressor.

Where Ductless Is the Right Answer

Bonus rooms over garages. The most common application we install. These rooms sit above unconditioned space, are usually on the longest duct run in the house, and are almost never comfortable. They are also the case where extending duct produces the least improvement per dollar.

Converted garages, workshops, and detached spaces. Adding load to the main system for a space that is used intermittently is inefficient. A dedicated head lets you condition it when you use it and shut it off when you do not.

Additions and sunrooms. New square footage that the original system was never sized for. Adding it to the existing system usually means the whole house gets worse.

Historic homes. In older Pensacola neighborhoods, running new duct through a hundred-year-old structure is expensive, invasive, and sometimes damages the building. Ductless preserves the structure and solves the comfort problem.

Condos and beach properties. Many island and peninsula buildings use packaged terminal or ductless equipment already, and association rules frequently govern what can be installed.

Primary suites at the far end of the house. Where the room is chronically warmer and the rest of the house is fine, a dedicated head beats rebalancing the whole system.

Whole-home ductless. Viable, particularly in smaller homes and in houses with no existing duct system, though it means a head in every conditioned zone and multiple outdoor units or a multi-zone system with the caveats below.

Where Ductless Is Not the Answer

When the real problem is a duct defect. If a room has never been comfortable because a flex run is disconnected at the takeoff, adding a mini-split is an expensive way to work around a repair. We inspect the existing ductwork before recommending ductless for a problem room. See duct repair and replacement.

When the whole house needs replacement anyway. If your central system is at the end of its life, a correctly sized replacement plus duct correction is usually the better economics than a central system plus a mini-split patch.

When appearance is a hard constraint. An indoor head is visible on a wall or ceiling. Concealed ducted mini-split units exist and cost more. If a visible head is unacceptable and the budget will not carry a concealed unit, ductless is the wrong path.

When the space genuinely needs ventilation rather than cooling. A mini-split recirculates room air. It does not bring in outdoor air. See fresh air ventilation.

Sizing, and Why Smaller Is Usually Right

The same principle that governs central systems applies harder to ductless, because the heads are frequently oversized by habit.

Cooling and dehumidifying are separate jobs, and moisture removal requires runtime. An oversized head satisfies the room quickly, cycles down or off, and leaves the space cool and damp. In a bonus room with high humidity, that is the exact complaint you were trying to fix.

We size each head to the room's actual load rather than to a rule of thumb per square foot. That means accounting for the space above and below it, window area and orientation, insulation, and how the room is used. A bonus room over an unconditioned garage and a bedroom of identical size are not the same load.

Installation Details That Determine Whether You Like It

Condensate drainage. This is the number one cause of ductless service calls in humid climates and it is an installation decision. The indoor head produces a substantial volume of water. It drains by gravity through the line set penetration, and that drain must maintain continuous fall the entire way. Any low spot holds water, and held water becomes a blockage and then an overflow down your wall. Where gravity drainage is not possible, a condensate pump is required and it becomes a maintenance item.

Line set length and charge. Manufacturers specify a factory charge for a standard line length, with additional refrigerant added per foot beyond it. Long runs also affect oil return to the compressor. A system charged as though it had a standard line set will underperform, and on a long run it will eventually damage the compressor.

Head placement. Height, throw direction, and distance from obstructions determine whether the room is comfortable or has a cold spot and a warm corner. Placement also determines whether the unit is serviceable, since a head installed above a stairwell is a problem every time it needs cleaning.

Line set routing and cover. An exposed line set on an exterior wall should be in a proper cover rather than wrapped tape, both for appearance and because UV degrades insulation.

Electrical. Most systems need a dedicated circuit and a disconnect. On older homes, panel capacity needs verifying before equipment is selected.

Coastal Installation

On Pensacola Beach, Perdido Key, the Gulf Breeze peninsula, Navarre Beach, and the bayfront, ductless installation has one failure mode that is specific and predictable.

The bracket fails before the equipment does. Wall-mounted outdoor units on coastal properties sit on brackets that are usually standard galvanized hardware. In salt exposure, that hardware corrodes faster than the condenser it holds. We have removed mechanically sound units from brackets that were nearly gone.

We use coastal-grade stainless mounting hardware on coastal installations rather than what ships in the box, and on wall-mounted applications we specify brackets carrying a Florida Product Approval so the wind load rating is documented rather than assumed.

Beyond the bracket: corrosion protection appropriate to the exposure on the outdoor unit, elevation addressed where the property is in a flood zone, and the same salt considerations that apply to any coastal equipment. See the Coastal Advantage Plan.

What Affects Cost

- Number of zones and whether they are served by single-zone or multi-zone equipment

- Capacity required for each space, which comes from a load calculation

- Line set length and routing complexity, particularly on multi-story or long-run installations

- Whether gravity condensate drainage is possible or a pump is required

- Electrical work, including whether the panel can support the addition

- Wall versus ceiling cassette versus concealed ducted head, which vary considerably

- Coastal specification where applicable
